A consortium of developers (TF Cornerstone, MAG Partners, Plaxall, and Simon Baron Development) seeks to transform 28 acres of a low-rise waterfront site into a mixed-use district with innovative programming that boosts local economic development. The project, located in Long Island City, Queens, is intended to support growing industries and a range of uses. The client team hired Karp Strategies to conduct a comprehensive market analysis, evaluate related public policy, and assess public financing options as the project vision develops. The firm assessed site feasibility, and considered best practices, community needs, and viability for job-generating uses via a market analysis. Critically, Karp Strategies examined the opportunity for equitable economic development in this location, paying special attention to workforce development and small business support opportunities. Karp Strategies delivered findings in a highly visual report that clearly communicates recommendations to foster a thriving and inclusive development.
